*Housing Rehabilitation Assistance Program (HRAP)*

The Prince George’s County Department of Housing and Community Development
has partnered with Housing Initiative Partnership and the Redevelopment
Authority of Prince George’s County to provide home improvement loans of up
to $60,000 to eligible homeowners who need to make repairs on their homes.

*Eligible Applicants:*

· Must own and occupy a home in Prince George’s County

· Must be current on mortgage payments, property taxes and property
insurance

· Cannot have an “underwater” mortgage

· Total household income may not exceeds the program limits; see website

*Eligible Repairs*

· Health Hazards: Lead, mold and asbestos abatement

· Safety and Code Compliance repairs: Roof, electrical systems, plumbing,

· Energy Efficiency: Windows, insulation, air sealing, siding

· ADA related improvements: Ramps, grab bars, railings

Loan Terms

· 0% interest, no monthly payments

· Maximum Loan Amount of $60,000

· Loans are repaid in full when the house is sold or transferred

· Maximum LTV 110%

*Housing Authority Gets New Software to Improve Accounting and Property
Management Processes*

The Housing Authority (HA) has determined that its current agency-wide
operational software system, which serves as the administrative and
operational hub for property management and accounting systems, is not
operationally efficient.  To that end, the HA has begun the process of
replacing the software system.

The new software system, the Yardi Voyager, will automate payment
processing, allow public housing tenants to see their balances and put in
maintenance requests electronically.  Landlords will be able to view their
payments and year to date tax information.

The HA and the vendor are working diligently to deploy the system in order
to begin operation by the end of November, 2018. Training and testing of
each module will take place before going live with the new system.

*REDEVELOPMENT AUTHORITY*

In 2012, the Prince George’s County Redevelopment Authority (RDA) issued
Request for Qualifications (RFQ), soliciting proposals for the
redevelopment of several vacant county-owned lots to foster economic
development consistent with the approved Gateway Arts District Plan.

Landex Development proposed the formation of a public/private partnership
with the RDA to create a mixed-used development consisting of 147
residential apartments and approximately 6,000 square-feet of street level
retail space.  The development, Studio 3807, 3807 Rhode Island Avenue,
Brentwood, MD

is designed and developed to be synergetic with the Gateway Arts District
physically, economically, and socially. To accomplish this goal, Landex
worked with the community and local artists to design the building, hired
local artists to install public art installations inside and outside the
property, and set aside 3,000 square-feet of retail space to be used as
artist studios, which are leased at a minimal amount to the local
non-profit group run by the community of artists.

Now leasing, Studio 3807 is equipped with energy-efficient lighting and
appliances, including individually-controlled heating and air-conditioning
and a washer/dryer unit, and solar voltaic panels will be used to electrify
the building. The community will include free Wi-Fi throughout the
building; a 4,000 square-foot courtyard with grilling stations, fire pits
and a bar; a state-of-the-art fitness center; a theater and entertainment
room; and a business center with a conference room.  The interior portions
of the building will include art work commissioned from local artists and
rotated on a regular basis.  The building has been designed to LEED Gold
Standards as established by the U.S. Green Building Council.
