Hi Dwight,

I'll chime in!

The new retail on the east side of the EYA development will all be in
Hyattsville. The overwhelming majority of the development (retail and residential) is in
Hyattsville, and the only property in Riverdale Park that actually
fronts on US 1 is the old Jey's Auto, which is not owned by EYA (the rest of the property is in the M-U-TC zone, and thus could have a retail component, but it would have been difficult to make a viable business district there). The
commercial part of the development is a fair ways down, closer to
Franklin's (beyond Sudsville). The only thing I can say is that the
pedestrian trail along the tracks, which EYA will build as part of the
development, will make the retail area a short walk from our town
center (and vice versa -- the new residences will make our town center more attractive for businesses).

Regards,

Thought this announcement (via Hyattsville mayor Bill Gardiner) would please some of the TownTalk community!

I'm
curious about one thing, maybe one of our officials can answer this:
Will any of the new retail on the east side (such as Tara Thai, Busboys
& Poets, or Yes! Organic Market) have a Riverdale Park address?
YES! ORGANIC MARKET JOINS RETAIL TENANTS BUSBOYS AND POETS
AND TARA THAI AT EYA'S ARTS DISTRICT HYATTSVILLE

Local developer EYA and retail consultant/developer Streetsense partner
to welcome Yes! Organic Market as the newest tenant set to occupy
retail space at Arts District Hyattsville, the 25-acre mixed-use
development emerging along historic Route 1 in downtown Hyattsville.
This will be the eighth planned retail location in the metropolitan
area for Yes!. The "living naturally" food store chain offers a
refreshing mix of natural and organic groceries, health supplements,
and eco-friendly household items.

"We are excited to bring Yes! Organic Market to Arts District
Hyattsville. Residents have been waiting for a high-quality, organic
grocer in downtown Hyattsville. Along with Busboys and Poets and Tara
Thai, who have already committed to the project, we are beginning to
achieve a critical mass of the absolute best in local retail. " said
Guy Silverman, Managing Principal for Streetsense.

Named "Best Urban Smart Growth Neighborhood" by Professional Builder
magazine, Arts District Hyattsville features new townhomes,
multi-family homes, live-work homes, and leasable retail space, just
two miles from DC. The community also includes walking trails,
playgrounds, community pool, and The Lustine Center, a 1950's
automobile showroom that was restored and converted to the
neighborhood's community center with fitness equipment, juice bar, and
art gallery. Already, numerous storefronts are occupied with a salon,
café, art galleries, and studios. Over 85% of Phase 1 residences are
occupied and the community will include nearly 500 new homes at
completion.

"Arts District Hyattsville is the perfect home for Yes! Organic
Market. The high visibility location on Route 1, coupled with
thousands of urban savvy residents living within walking distance makes
this neighborhood the best choice for my first Maryland location", said
Yes! founder and President Gary Cha.

Preliminary land development work has already begun for the new 36,000
s.f. retail town center at Arts District Hyattsville and construction
is scheduled for completion late 2010. Yes! Organic Market, along with
other retailers, are expected to be open for sales in Spring 2011.
