<P>Since your home is your primary residence, you receive a homestead tax credit. This credit limits the annual property tax increases to 10% or less. The value of our homes increased significantly between 2000 and 2007 while the property tax increases were limited to 10% or less. What this means is even though your home's assessed value has decreased, the amount of property taxes you are paying may still be below the amount you would pay on the actual assessed value of your home.<BR></P>
<P>To give you a point of perpective, my home was assessed at $250K and I am paying ~$4100 per year in property taxes. In other words, the amount of property taxes I pay is on the full assessed value of the property. The homestead tax credit does not provide any benefit to me because my property taxes have "caught up" with the assessed value.</P>
<P> </P>
<P>This latest tax increase proposed by the Town will increase my property taxes and probably the property taxes of many of our residents even though their assessements have dropped.</P>
