[RP TownTalk] Carfritz Proposal, Please Support This

Maryland Ave. was renamed Rhode Island Ave in 1937, connecting the  segments of Rhode Island Ave across townships from the District to Beltsville, following the Trolley car line which allowed the road to be paved. Before that, most of Riverdale's roads were dirt top. In fact, it wasn't until the late 1950's that all the roads in Riverdale were paved.

It is disturbing that the Mayor and town council don't know that the road is no longer called Maryland Ave.

Who is going to pay for the new brige over the Railroad tracks?

Melissa

Hi Jonathan

I don’t know where Maryland Ave is in Riverdale.  I “Google”d it and nothing came up.

What I am proposing is that Cafritz provide access to the businesses on Rhode Island Ave (leg which passes in front of the Town Center) north of the E/W bridge.  I’m also proposing that access to Rhode Island Ave from Queensbury Rd be closed off under the E/W highway overpass so access to those businesses will be provided by the Cafritz RR crossing and River Rd.  This will move the tractor trailer truck traffic from Rhode Island Ave, Queensbury Rd and Lafayette to River Rd where it belongs.  It will also improve traffic congestion at the Queensbury RR crossing and Rt 1/East West Highway intersections since all of the tractor trailer truck traffic will be moved from Rt 1 to Kenilworth Ave (River Rd access).  In addition, the Town Center parking lot will not double as a road.  This will be great for the Farmer’s Market since you won’t have to worry about through traffic.

This is the least Cafritz can do if we are going to approve their zoning request.  Queensbury Rd, Rhode Island Ave, and Lafayette are residential streets.  Let’s get the tractor trailer truck traffic off of them.

I think it would be insane to provide any access to the Cafritz property using Rhode Island Ave from Riverdale.  I hope this is not on the table.

Let me know when the next Caftritz meeting will be and I’ll put this on the table.

Bruce

Hi Bruce

Sorry about the delayed response – I have been at a US Air Force Aux/CAP conference.  I am not sure I understand what you are proposing.  I understand the first piece of it, closing Rhode Island via Town Center, but not the second part – access provided by a road through the Cafritz Property.  Can you expand your request so I am clear to what you are asking….i.e. where are the access roads or points that you would envision.

The current Cafritz proposal provides for the following:
-          Up to 3 ingress/egress points off Route 1 (main entrance being across from Van Buren) with one north of VB and one south of VB
-          A CSX vehicular crossing connecting to Rivertech Court that will most likely either be to the south of ERCO or the north of ERCO but to the south of the White House Archive building

In addition the town has asked their team to fund a transportation, traffic management study that will include looking at impacts to Queensbury/Lafayette/Rhode Island/Maryland Avenues.  Their 2008 plan included vehicular access to the property via Maryland Avenue connected to Queensbury – we are asking them to fund a study to evaluate this point and other connection points.  At this point we are trying to collect as much information as possible and have this funded not on the taxpayer’s dime.  Given the timing of when we are required to vote (no later than 11/28) to have our comments included in as part of the public record we will not have the information prior to making decisions.

Best,

Jonathan

I couldn't make the meeting, but I wanted propose that you ask Cafritz to do something for us in exchange for their zoning variance.  I propse that Rhode Island Ave be closed at the E/W highway bridge near the Town Center and access to the businesses provided by a road through the Cafritz property.  The benefits are obvious.  Less truck (tractor trailers) traffic on Queensbury and Lafayette., a parking lot dedicated to the Town Center without a through street, and less congestion at the Queensbury Rd RR crossing.  I think this is the least Cafritz can do in exchange for the big payday they are going to get from Whole Foods and their other commerical tenants.
