I agree. We've been in RP long enough to see dunkin donuts on route 1 come and go. We'll go to Dumm's Market for convenience.

I live only a few blocks from Jey's property and would love to see something there that I could walk over to on a nice Saturday afternoon or evening with my wife and dog. A nice set of shops or a restaurant/cafe. If not that, then *something* that would advance the walkable aspects of the Arts District and Route 1 corridor would suffice.

With a convenience store, I won't be setting foot inside, again I have no need of beef jerky or cigarettes. I do have a car so I can't rule out a gas purchase once in a while, but I already pass many stations on my typical travel routes.

Those two options also seem like a lose-lose to Riverdale Park. And, finally, both of those options don't seem like great money makers -- at least when it comes to my wallet.
