I'm fairly new around here, but neither of these ideas (Dunkin Donuts and
convenience store) sound very progressive to me nor in line with the
character of the current Arts District.  I live only a few blocks from
Jey's property and would love to see something there that I could walk over
to on a nice Saturday afternoon or evening with my wife and dog.  A nice
set of shops or a restaurant/cafe.  If not that, then *something* that
would advance the walkable aspects of the Arts District and Route 1
corridor would suffice.

However, I can tell you that I probably will not be visiting a Dunkin
Donuts anytime soon as I personally don't care for nor need donuts in my
diet. With a convenience store, I won't be setting foot inside, again I
have no need of beef jerky or cigarettes. I do have a car so I can't rule
out a gas purchase once in a while, but I already pass many stations on my
typical travel routes.

Additionally, it seems unlikely a Dunkin Donuts or convenience store will
add any visual appeal to the area. So, for me, it's a lose-lose. Those two
options also seem like a lose-lose to Riverdale Park. And, finally, both of
those options don't seem like great money makers -- at least when it comes
to my wallet.

I hope Jey will rethink his current plans and take another look at the
trajectory of Riverdale Park and the Route 1 corridor not only 2 years from
now, but 20 years from now and the role that he can play in shaping that
vision.
