The decision letter sent by the MUTC committee in December is available
(for the moment, but probably not forever) at

Starting on page 4 of the document are the Mandatory Standards from the
MUTC "Black book," which are the architectural standards that the Planning
Board must consider.  An excerpt of the actual standard is in the 3rd
column, and the Committee's analysis of whether it was met or not is in the
"Notes" column.  The Committee is working now to evaluate the updated plans
against those same standards, as many of the issues identified in the
Committee's recommendation in December have been addressed (for instance:
there is no monument sign in the current plans).

There are also findings that the Planning Board must make in order to
approve a plan that does not meet the Mandatory Standards, which are
detailed on page 66 of the Black Book.

This version of the Black Book doesn't include a few big maps that increase
